What is EMI?
EMI (Equated Monthly Instalment) is the fixed amount you pay to the bank every month until your loan is fully repaid. Each EMI has two parts – interest on the outstanding balance and principal repayment. In the early years most of the EMI goes towards interest; in later years most of it reduces the principal. The year-wise schedule above shows this clearly.
EMI formula
Here P = loan amount, r = monthly interest rate (annual rate ÷ 12 ÷ 100) and n = number of monthly instalments. Example: ₹10 lakh at 8.5% for 20 years → r = 0.007083, n = 240, EMI ≈ ₹8,678. Total payment ≈ ₹20.83 lakh, so interest ≈ ₹10.83 lakh – more than the loan itself!
How to reduce your EMI or total interest
- Bigger down payment – the smaller the loan, the lower everything else.
- Shorter tenure – EMI goes up but total interest falls sharply. Try 15 vs 20 years above.
- Part-prepayment – floating-rate home loans in India have no prepayment penalty for individuals; even one extra EMI a year saves lakhs.
- Compare rates – a 0.5% lower rate on a ₹30 lakh, 20-year loan saves roughly ₹2 lakh.
- Good CIBIL score – 750+ score usually gets the best rates.
Home loan vs car loan vs personal loan
Home loans are the cheapest (around 7.5–9.5%) and offer tax benefits under the old regime (Section 24(b) and 80C). Car loans are usually 8.5–11%, and personal loans 10.5–24% because they are unsecured. Credit card EMIs and "no-cost EMI" offers can hide processing fees – always check the total payment, not just the EMI.
Hinglish tip: EMI aapki monthly in-hand salary ke 40% se zyada nahi honi chahiye, warna ghar ka budget bigad sakta hai. Rates and terms differ by bank – the figures here are estimates for planning only.
Frequently asked questions (FAQ)
How is EMI calculated?
EMI = P × r × (1+r)^n / ((1+r)^n − 1), where P is the loan amount, r is the monthly interest rate and n is the number of months.
What is the EMI for a ₹10 lakh loan for 20 years at 8.5%?
About ₹8,678 per month. Total interest over 20 years is about ₹10.83 lakh.
Does prepayment reduce EMI or tenure?
You can choose. Most banks reduce the tenure by default, which saves more interest; you can request a lower EMI instead.
Kya floating rate badalne par EMI badal jati hai?
Haan, repo rate badalne par bank rate badalta hai. Bank aksar tenure badha deta hai; aap EMI badalne ka option bhi maang sakte hain.
Is this EMI calculator accurate for all banks?
It uses the standard reducing-balance formula used by Indian banks. Small differences can come from processing fees, insurance or daily interest calculation.
